Why Ejari matters
Ejari (Arabic for "my rent") makes your tenancy official. Without a registered Ejari you cannot set up DEWA (water and electricity), sponsor a residence visa, or file a case at the Rental Disputes Center. It also locks in your contract terms — useful evidence if your landlord later proposes an increase above the legal cap.
Common questions
What is Ejari?
Ejari is the system that officially registers your Dubai tenancy contract with RERA / the Dubai Land Department. Registration is mandatory, and the Ejari certificate is needed for DEWA connection, residence visas, and any rental dispute.
How much does Ejari cost?
It depends on how you register. Self-service via the Dubai REST app is cheapest at around AED 155; a typing centre is roughly AED 270 including a service fee; a property management company typically charges a flat AED 300. Fees can change — confirm current rates.
How do I check my Ejari status?
Use the Dubai REST app or the DLD website with your Ejari contract number or your Emirates ID to see whether your contract is registered and active.
Do I need to renew Ejari every year?
Yes. Ejari registration follows the tenancy term, so each time you renew your lease the Ejari must be renewed (re-registered) to stay valid.
