Ejari cancellation

A registered Ejari doesn't disappear when you move out — it has to be cancelled. Here's how, and why it matters for your deposit.

The key point

Ejari does not cancel itself when the lease ends. It stays registered until someone cancels it — usually the landlord or their agent. Until it's cancelled, the property can't be re-registered for the next tenant.

How to cancel (Dubai REST app)

  1. Sign in to Dubai REST with UAE PASS and open RERA services → Manage Ejari.
  2. Choose Cancel Ejari and enter the Ejari contract number.
  3. Pick the reason, upload the required documents, and submit.
  4. Once approved, download the cancellation certificate (PDF).

You can also cancel in person at a Real Estate Services Trustee / Ejari cancellation centre.

Fees & timing

Cancelling online / via the app is generally free; a trustee centre charges a small service fee (around AED 40 + VAT). Online cancellation is often near-immediate.

Why it matters for you

A clean cancellation closes your tenancy file properly and helps you reclaim your security deposit and final DEWA balance. Make sure it's done when you hand back the keys.
