The 90-day notice rule
Before a landlord can change your rent — or other terms — at renewal, they must tell you in writing at least 90 days in advance. Miss that, and the change can't apply.

What the rule says
Under Article 14 of Law No. (26) of 2007, as amended by Law No. (33) of 2008, a landlord who wants to change the rent or any other term of the tenancy must notify the tenant at least 90 days before the contract's expiry, unless both parties agree otherwise.
Why it matters
The notice period gives you time to plan: accept the new rent, negotiate, or decide to move. It also stops last-minute increases sprung on you days before renewal.
What happens if the landlord misses it
If proper 90-day notice isn't given, the contract renews automatically on the same rent and the same terms. You are generally entitled to continue at the existing rent for the next term — even if the market has moved.
How to count the 90 days
- Count back 90 days from your renewal (expiry) date, not from today.
- The notice must reach you on or before that day.
- Keep the dated notice — it's evidence if the increase is later disputed.
What the notice should contain
A clear statement of the proposed new rent (or other change) and the renewal date it applies to, delivered in a provable way — email, a documented message, or a registered letter. If there's a dispute
If a landlord insists on an increase without valid notice, you can raise it at the Rental Disputes Center, with your Ejari, contract and the dated (or missing) notice as evidence.
Common questions
How much notice must a Dubai landlord give to increase rent?
At least 90 days before the tenancy renewal date, in writing. This comes from Article 14 of Law No. 26 of 2007 as amended by Law No. 33 of 2008.
What happens if my landlord gives less than 90 days' notice?
The change does not take effect for that renewal. The contract renews on the same rent and terms, and you can decline the proposed increase.
Does a phone call or WhatsApp count as notice?
Notice should be in writing and provable. A documented message, email or registered letter is far safer than a verbal conversation if it ever reaches the Rental Disputes Center.
