Ejari renewal

Ejari isn't set-and-forget — it follows your lease. Here's when to renew it and how.

When to renew

Renew the Ejari each time your tenancy renews. Because registration is tied to the contract term, a new term needs a fresh (renewed) Ejari record — otherwise the registration lapses.

How to renew

  1. Open the Dubai REST app (UAE PASS) and go to RERA services.
  2. Choose renew Ejari for your contract and upload the renewed tenancy contract.
  3. Pay the fee and download the updated certificate.

Tie it to your renewal rights

Renewal time is also when rent can change — but only within the rules. Your landlord must give 90 days' written notice of any increase, and the rise is capped by Decree 43. Check the legal maximum first with the Rent Increase Calculator.

Next steps

See the cost on the Ejari fees page. Not renewing because you're leaving? You'll need to cancel the Ejari instead.

Common questions

Do I have to renew Ejari every year?

Yes. Ejari registration follows the tenancy term, so each time you renew your lease the Ejari must be renewed (re-registered) to stay valid for DEWA, visas and disputes.

How much is Ejari renewal?

Renewal costs broadly the same as a new registration and varies by channel — cheapest via the Dubai REST app. See the Ejari fees page for the breakdown.

What happens if I don't renew my Ejari?

An expired Ejari can block DEWA continuity and visa renewals, and weakens your position in a dispute. Renew it whenever you renew the lease.
