Tenancy contract renewal rules

Renewal is where rent changes happen — but only within the rules. Here's what governs it, and what to check.

What happens at renewal

If neither party gives proper notice to change or end the tenancy, it generally renews on the same terms. To change anything — including the rent — the landlord must give you 90 days' written notice before the renewal date.

If the rent goes up

Any increase is capped by Decree 43 of 2013, based on how far your rent sits below the market average. Before you accept anything, check the legal maximum — and whether a proposed figure is even allowed — with the Rent Increase Calculator.

Renew your Ejari too

Ejari registration follows the lease term, so renew the Ejari each time you renew the contract — otherwise it lapses and can block DEWA and visa continuity.

If you're not renewing

Give the notice your contract requires, settle final bills, and make sure the Ejari is cancelled so you can reclaim your security deposit.
